Terms and Conditions

Overview

These Terms & Conditions (“Terms”) govern reservations, stays, and guest conduct for properties operated by UrbanLux Lodgings LLC (“Host,” “we,” “our,” or “us”) through our website and third-party booking platforms (such as Airbnb, Vrbo, Booking.com, and others). By confirming a reservation, the guest (“Guest,” “you,” or “your”) acknowledges and agrees to these Terms. UrbanLux Lodgings LLC is an Illinois-registered company that complies with all applicable Illinois state business, consumer, and lodging laws, even when properties are located outside Illinois.


Booking & Payments


  • All reservations must be made through an approved platform or our direct website.
  • Payments are due at the time of booking unless otherwise stated.
  • For stays of 30+ days (“Mid-Term Rentals” or “MTRs”), alternate payment schedules may be arranged.
  • A security deposit may be required; deductions may occur for damages, excessive cleaning, missing items, or rule violations.
  • All prices are listed in U.S. Dollars (USD) and are subject to applicable taxes and fees.
     

Check-In / Check-Out

  • Check-in and check-out times are listed in the booking details.
  • Early check-in or late check-out must be approved in advance and may incur fees.
  • Only registered guests may occupy the property.
     

Guest Responsibilities


By booking, you agree to:

  • Maintain the property in a clean and safe condition.
  • Follow all House Rules and local laws, including occupancy limits, parking restrictions, and noise ordinances.
  • Report any damages or safety concerns promptly.
  • Not host unauthorized gatherings, parties, or commercial events.
  • Refrain from any unlawful, disruptive, or hazardous activity.
     

Violation of these rules may result in immediate termination of your stay without refund and additional charges for damages or enforcement costs.


House Rules


  • Each property’s specific House Rules will be explicitly listed and made available on the rental platform (e.g., Airbnb, Vrbo, Booking.com) and on the UrbanLux Lodgings website.
  • Guests are responsible for reviewing and complying with those rules before confirming any reservation. 
  • House Rules are incorporated by reference into this Agreement and carry the same legal force as these Terms.
  • Failure to follow posted House Rules may result in partial or full forfeiture of the security deposit, immediate cancellation of the stay, and/or removal from the property.
     

(Examples include: no smoking indoors, quiet hours between 10 PM – 8 AM, no unregistered visitors, no unauthorized pets, and proper waste disposal.)


Legal Compliance


UrbanLux Lodgings operates in full compliance with:

  • Federal Fair Housing and anti-discrimination laws;
  • The Illinois Business Corporation Act, Hotel Operators’ Occupation Tax, and relevant consumer laws;
  • Applicable local zoning, licensing, and safety ordinances in each property’s location.
     

Guests agree to use the property lawfully and acknowledge that certain cities or counties may impose additional registration or licensing requirements.


Taxes & Fees


  • Taxes may include local occupancy, lodging, or hotel operator taxes, depending on jurisdiction. 
  • When required by law, these will be collected by the booking platform or directly by UrbanLux Lodgings LLC.
  • Guests are responsible for any other applicable fees, such as municipal registration surcharges or credit card processing fees, if disclosed at booking.
     

Property Access & Maintenance

The Host or authorized representatives may access the property for maintenance, safety checks, or emergencies. Except in urgent cases, reasonable notice will be given prior to entry.


Damage, Liability & Insurance


  • Guests are financially responsible for damages, missing items, and excessive cleaning. 
  • The Host is not liable for accidents, injuries, theft, or loss of personal property during the stay.
  • Guests are encouraged to maintain personal travel or renters’ insurance.
  • The Host maintains proper liability coverage consistent with Illinois and local jurisdictional requirements.
     

Mid-Term Rental (MTR) Stays


For bookings exceeding 30 consecutive days:

  • Payment terms and notice requirements will be specified in the rental agreement. 
  • Early termination may result in forfeiture of deposits or remaining rent.
  • MTR stays are temporary lodging agreements and do not establish a landlord-tenant relationship unless explicitly stated in writing.
     

Dispute Resolution

Disputes will first be addressed through good-faith communication.
If unresolved, they shall be settled through binding arbitration in DuPage County, Illinois, unless another jurisdiction is mutually agreed upon. Each party shall bear its own legal costs unless otherwise awarded.


Governing Law

These Terms are governed by the laws of the State of Illinois, without regard to conflict-of-law principles. This ensures that UrbanLux Lodgings remains compliant with Illinois legal standards, regardless of where a property is located.


Privacy & Data Protection

Guest information is collected solely for booking, communication, and regulatory compliance purposes, in accordance with Illinois privacy laws and our posted Privacy Policy. We do not sell or misuse guest data.


Entire Agreement

These Terms, together with the booking confirmation, listing details, and published House Rules, form the entire agreement between the Guest and UrbanLux Lodgings LLC.
No oral or implied statements alter this agreement.


By confirming your reservation, you acknowledge that you have read, understood, and agree to these Terms & Conditions and the applicable House Rules for your specific booking.

Cancellation and Refund Policy

Cancellation terms follow the policy posted on the booking platform or on our website at the time of reservation. If the Host cancels for any reason, Guests will receive a full refund. Early departures or no-shows are treated as cancellations and subject to the applicable policy.
